Buying Property in Spain

What to inspect before buying property in Spain

A practical checklist for viewings, and when to bring in an independent inspector.

What to inspect before buying property in Spain

During the viewing

Look up at ceilings below terraces and bathrooms, check the base of walls and the corners of rooms, open cupboards on exterior walls and notice any musty smells. Fresh paint in just one area is worth asking about.

Outside and on top

Check terraces and roof areas for drainage, cracked tiles and patched joints. Look at facades for cracks, staining and areas of repair. In communities, ask about planned works and recent repairs.

An independent opinion

An independent technical inspection gives you information that is not influenced by the sale. It complements, but does not replace, legal checks by your lawyer.
